Like many condominiums St. Augustine was in less then proper financial shape 11 years ago. Costs were out of control, vendors over charging, dues were high and there had been past borrowing that gone out of control.
A new board was formed. We went self managed (with professional outside accounting left in place) with the goal of finding excessive costs, over charges, and having a accurate budget.
We succeded! We have proper maintence going on, made advance payments to the loan that was taken, found massive amounts of waste. Today we have reserves, we pay bills on time. There is money in the bank. Collections: We have ZERO units that are not paying dues. Unlike the past when many units were not paying.
We met FHA requirements so new buyers can get low down payment loans.
Our dues have not gone up in 11 years. There are no plans to raise them and no special assesments contemplated for 2022.
Dues are very low compared to other complexes. Our water is included in the dues (some HOA's issue a seperate bill) our 2/1 units are $220, our 2/2 are $254, and the 3/2 units are $296.
Our books are kept by Sharper Image Management of Marietta Ga 30065. Our books are subject to audit as determined by our Declarations.
